    KLMR Homes expands in the East Valley

    KLMR Homes has expanded its footprint in the East Valley with a second development in Cave Creek and a new two-story development in Fountain Hills.

    Just a few miles away from the Saguaro Trails community in Cave Creek is its new sister community, Forest Pleasant Estates.

    The Forest Pleasant Estates community includes 16 single-story homes with four floor plans ranging from 2,642- to 3,558 sq. ft., three to four bedrooms and two-and-a-half to three-and-a-half bathrooms.

    All floor plans provide a three-car garage with one offering an optional casita.

    Since opening in April, the Forest Pleasant Estates community has sold four of its units which start at $850,000.

    Forest Pleasant Estates is located at the corner of 43rd Street and Whisper Rock Trail at 4220 E. Whisper Rock Trail in Cave Creek.

    Compared to its sister subdivision community, Forest Pleasant Estates offers home buyers a more spacious option on an oversized lot with a rural ambiance for potential homeowners says Kaylee Smith, KLMR’s director of marketing and sales.

    “KLMR is focused on bringing much-needed housing to the Phoenix area,” Smith said. “It’s housing for all demographics as the city continues to grow and housing needs are expanded.”

    Since January, the Saguaro Trails community has sold five of its 22 units which mirror the floor plans of Forest Pleasant Estates and also start at $850k.

    Saguaro Trails community is located just off Cave Creek Rd. at 28305 North 42nd Way.

    New two-story homes in Fountain Hills

    Bellos at the Summit in Fountain Hills was KLMR’s first community in the Valley which has sold out of all single-story units.

    In May, KLMR opened its newest two-story Ridgeline model in Fountain Hills.

    The 3,239-4,139 sq. ft. Ridgeline homes feature three bedrooms and three-and-a-half to four bathrooms, a two- or three-car garage and an optional guest suite.

    The basement features a large recreation room, a lower-level bathroom and a covered outdoor patio.

    Bellos at the Summit will have a new release of single-story homes this summer.

    Prices for the Bellos at the Summit - Ridgeline community begin at $1.4 million.

    Bellos at the Summit was initially a build-out of a community started prior to the 2008 housing recession. KLMR Homes is the third homebuilder to take over the project, starting construction two years ago with a total of 27 units. Built along the hillside near Shea and Palisades Boulevards at the entrance of Fountain Hills, the homes have an 18-month build cycle due to hillside grading and basement engineering.

    Given the complex building process, Smith says new homes will be delivered in the Fall of 2025.

    The Ridgeline model home is tour-ready with five current units available welcoming potential buyers every week. Ridgeline tours are available 10 a.m.-4 p.m. Saturdays and Sundays and during the week by appointment.

    The Ridgeline model home is located at 14834 East Valley Vista Drive.

    With now three communities under its belt, Smith says KLMR Homes has begun building more homes in the Valley with new projects opening in 2025.
