    Homes in Greenville County sold for lower prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Greenville County saw houses sell for lower than the previous month's median sales price of $330,000.

    An analysis of data from Realtor.com shows that the median home sold for $320,950. That means April, the most recent month for which figures are available, was down 2.7% from March.

    The median home sales price was up 2.1% compared to April 2023, at $320,950, compared to $314,400.

    Realtor.com sources sales data from real estate deeds, which results in a few months delay in up-to-date data. The statistics don't include homes currently listed for sale and aren't directly comparable to listing data.

    Looking only at single-family homes, the $325,000 median selling price in Greenville County was down 3% in April from $335,000 the month prior. Since April 2023, the sales price of single-family homes was up 2.3% from a median of $317,777.

    Forty-seven single-family homes sold for $1 million or more during the month, compared to 72 recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes decreased by 25.3% in sales price during April to a median of $210,000 from $281,140 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 2.9% from $204,000. No condominiums or townhomes sold for at least $1 million or more during April.

    In April, the number of recorded sales in Greenville County dropped by 19.3% since April 2023 from 882 to 712. All residential home sales totaled to $310.7 million.

    In South Carolina, homes sold at a median of $316,323 during April, down 1.3% from $320,328 in March. There were 6,605 recorded sales across the state during April, down 0.1% from 6,613 in April 2023.

    The total value of recorded residential home sales in South Carolina decreased by 7.2% from $4.1 billion in March to $3.8 billion this April.

    Out of all residential home sales in South Carolina, 8.42% of homes sold for at least $1 million in April, up from 7.86% in April 2023.

    The median sales price of single-family homes in South Carolina decreased by 1.5% from $329,867 in March to $325,000 in April. However, the state's median sales price has increased by 3.4% since April 2023, from $314,266.

    Across the state, the median sales price of condominiums and townhomes dropped 1.3% from $285,000 in March to $281,250 in April. However, the median sales price is up 4.2% from $270,000 in April 2023.

    This report's median home sales price represents the midway point of all the houses or units listed over the given period. The median offers a more accurate view of a market's performance than the average sales price, which would mean taking the sum of all sales prices and then dividing by the number of homes sold. The average can be skewed by one, particularly if there are low or high sales.
