    Homes in Greenville County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for May shows that potential buyers and sellers in Greenville County saw houses sell for higher than the previous month's median sales price of $320,950.

    The median home sold for $340,000, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was up 5.9% from April.

    Compared to May 2023, the median home sales price was up 6.5% at $340,000 compared to $319,233.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $344,500 median selling price in Greenville County was up 6% in May from $325,000 the month prior. Since May 2023, the sales price of single-family homes was up 7.7% from a median of $320,000.

    Fifty-eight single family homes sold for $1 million or more during the month, compared to 80 recorded transactions of at least $1 million in May 2023.

    Condominiums and townhomes decreased by 1.2% in sales price during May to a median of $207,500 from $210,000 in April. Compared to May 2023, the sales price of condominiums and townhomes was down 25.5% from $278,525. Two​ condominiums or townhomes sold for $1 million or more during the month, compared to 10 recorded transactions of at least $1 million in May 2023.

    In May, the number of recorded sales in Greenville County dropped by 44.7% since May 2023 from 1,422 to 787. All residential home sales totaled to $390.9 million.

    In South Carolina, homes sold at a median of $334,837 during May, up 3% from $325,000 in April. There were 7,476 recorded sales across the state during May, down 10.6% from 8,362 recorded sales in May 2023.

    The total value of recorded residential home sales in South Carolina decreased by 13.6% from $4.7 billion in April to $4 billion this May.

    Out of all residential home sales in South Carolina, 9.95% of homes sold for at least $1 million in May, up from 6.92% in May 2023.

    Sales prices of single-family homes across South Carolina increased by 2.6% from a median of $335,000 in April to $343,569 in May. Since May 2023, the sales price of single-family homes across the state was up 7.4% from $320,056.

    Across the state, the sales price of condominiums and townhomes rose 2.3% from a median of $280,000 in April to $286,350 during May. The median sales price of condominiums and townhomes is up 6.1% from the median of $270,000 in May 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
