A Covid-era option for bankruptcy filings is about to expire
Small businesses will be left without a useful Covid-era bankruptcy tool when it expires in the coming weeks — a development occurring just as bankruptcies are on the rise.<\p> The program, called Subchapter V, was created to enable businesses with less than $2.75 million in debt to go through the Chapter 11 bankruptcy reorganization process in a streamlined way. In March 2020, as the pandemic took hold across the country and worldwide, Congress raised that benchmark to $7.5 million, allowing many more businesses to use the Subchapter V option. <\p>

Louis Vuitton received a permit to proceed with phase two of a $1.4 million expansion at the St. Johns Town Center. <\p> The Parisian luxury brand is adding almost 6,100 square feet of retail and employee space to the rear of its store at E 4834 River City Dr.<\p>

Americans expect high mortgage rates to rise even more in the coming years, a perspective that could further dampen the housing market.<\p> The Federal Reserve Bank of New York’s SCE Housing Survey found Americans expect mortgage rates to climb from just under the 7% they are now to 8.7% a year from now and 9.7% in three years — the highest recorded since the agency started asking Americans that question in 2014.<\p>

Apartment market cools with record amount of new supply wrapping up
The national rental-housing market has continued to cool, with differing outcomes based on geography and unit type.<\p> Several markets in the South posted significant year-over-year declines in apartment rental rates as of April, according to a new Realtor.com analysis. Those declines were led by Nashville, Tennessee, and Austin, Texas, the latter of which has seen an 8.3% annual drop in asking rents and an 11.5% drop since peaking September 2022. <\p>

The city approved a permit for renovations of the clubhouse at Glen Kernan Golf & Country Club on Monday.<\p> After years of deferred maintenance and new ownership, the country club is slated to receive $4.8 million of interior renovations. Avant Construction received the permit on behalf of Corner Lot Development Group, which acquired the property in January.<\p>
Task force recommends St. Augustine for Black History Museum site
St. Augustine was selected by a special task force as the top choice to be the site of a new Florida Museum of Black History Tuesday by a special task force.<\p> The 5-4 vote recommending St. Augustine as the best candidate will now go to the governor, the president of the Senate, the speaker of the House, the minority leader of the Senate and the minority leader of the House. They will make the final determination.<\p>
Workers with learning disabilities face stigmas in the workplace
There remains a big stigma facing workers seeking workplace accommodations for certain disabilities — and those employees worry asking for help will hurt their careers. <\p> A new survey by The Harris Poll on behalf of nonprofit Understood.org, which works with people who have learning and thinking differences such as Attention Deficit Hyperactivity Disorder (ADHD) and dyslexia, found while 69% of workers know their employers must provide reasonable accommodations for disabilities, about 60% said there is still a stigma around asking their employer for support.<\p>
Mercedes-Benz of Jacksonville receives renovation permit
Mercedes-Benz of Jacksonville received a permit on May 20 to proceed with an almost $11 million demolition, renovation and addition to its retail spread at 10231 Atlantic Blvd. <\p> Permit records show that this project includes alteration repairs to its existing 68,711-square-foot dealership and service center and 28,187-square-foot addition, which will add a new showroom as well as delivery and administrative space to the Arlington property.<\p>
Vote on St. Johns industrial/office project incentives continued
A scheduled vote on economic development incentives for a spec industrial/office project in St. Johns County was continued at Tuesday's County Commission meeting.<\p> Pavo LLC has proposed to purchase land and build a 22,680-square-foot warehouse/office building near the intersection of Interstate 95 and International Golf Parkway.<\p>
Chik-fil-A Tinseltown gets go-ahead
The City of Jacksonville issued a permit Tuesday to give Chik-fil-A<\p> Sitting at 4555 Southside Blvd. in the Deerwood Park North commercial center, the restaurant will replace the demolished former Wild Wing Cafe.<\p>
Sun-Ray Cinema will leave Five Points Theater building in July
The Five Points Theater building’s new owners intend to invest $2 million in renovations and upgrades, maintaining the theater’s use as an entertainment venue, but not with Sun-Ray Cinema.<\p> Union South Partners, a developer of multiple adaptive reuse projects throughout the Southeast, purchased the historic building at 1028 Park Street for $7 million on May 16. The new owners plan to renovate the office, retail and amenity spaces in the four-story, 35,000-square-foot building to “begin a new chapter in its nearly 100-year history,” according to a release.<\p>

Three Jacksonville companies get a piece of $710M federal contract
Three Jacksonville area companies are among 12 U.S. companies – and 17 more international firms — who have been selected to provide logistics services to the U.S. military.<\p> ARC Logistics LLC, Crowley Government Services Inc. and Trailer Bridge Inc. were all selected by the U.S. Transportation Command for the indefinite-delivery/indefinite-quantity, fixed-price contract, which runs for five years.<\p>
