    Motorsports Gateway Howell development nearing completion of first phase

    HOWELL — The 273-acre Motorsports Gateway Howell development continues to get closer to the completion of its first phase.

    The mixed use automotive district development is located on the north side of I-96 between Michigan Avenue and Lucy Road and sits about five minutes from downtown Howell. It will feature an automotive country club with fee-paying members and a trackside garage condo community of 68 planned units. The track adjacent to this condo community is known as the South Circuit. Paving begins on that track this month.

    Phase two will include an automotive innovation park to help support advancements in mobility innovation with OEMs, suppliers and mobility vendors renting the space in an effort to create new transportation possibilities. The hope is that this phase will be completed midway through 2026.

    The third phase is a public entertainment zone that is expected to offer dining, retail and entertainment options to families, couples and individuals. Ground has not yet broken on this phase, although there is hope that parts of the zone will be open to consumers by 2027.

    Garage condo pricing starts at just over $515,000. Non-residential memberships cost $7,500 annually with more than $40,000 due up front as part of a one-time initial fee.

    The development is being driven by former Formula Car racecar driver turned entrepreneur Jordan Dick. Phase one completion is the current focus, said Motorsports Gateway Head of Communications Eli Bayless as he says “many” of the 68 units have already been reserved. Motorsports and car enthusiasts do not need to own a condo to be a member.

    “The idea was to bring a true motorsports experience to people who want to experience that,” Bayless said.

    Members have exclusive access to the South Circuit track, which is one and three-quarter miles long and 40 feet in width. With rolling typography and significant banking, the track itself mirrors others at Atlanta Speedway and the Road America track in Wisconsin.

    “They can enjoy their vehicles without having to give up the track for racers or others,” Bayless added.

    Bayless compares the motorsports district membership for racing enthusiasts as what Bloomfield Hills’ Oakland Hills Country Club for golfers and tennis players.

    Ultimately developers hope that members will have at least 120 days to race on the track, but the number could be much higher, weather permitting. All trackside garaged condos are 1,200 square feet and face the track itself and feature balconies and patios. They are inside a private, gated community.

    This first phase, set to be completed in spring 2025, incorporates about 45 percent of the project, Bayless said. Condo owners are expected to move in around that time as well. The South Circuit is expected to be available to members before summer 2025.

    A second track, known as the North Circuit, is planned for phase two of the project. Eventually both tracks will connect, and members will have access to both at specific times.

    “We feel there will be no better way to experience your own racetrack than by driving it or by watching (other racers) from your balcony.”
