A Nulu area apartment building destroyed by fire earlier this year is set to be rebuilt.

Nearly 100 firefighters responded to the Feb. 19 fire at 605 Ballard St., one of the 310 @ NuLu apartment complex buildings.

No injuries were reported though 64 residents of the 37 occupied units were displaced, The Courier Journal reported at the time.

Now, Indianapolis-based owner Buckingham Companies has filed plans to rebuild the apartment building.

Plans call for a new, four-story apartment building at the corner of Hancock and Ballard streets with a first-floor footprint of around 11,500 square feet.

The first floor is expected to be a 25-space parking garage, while three upper floors of apartments will contain 42 units, according to building plans filed with Louisville Metro’s Office of Planning.

Louisville development firm Weyland Ventures built the complex in 2014 in partnership with Indianapolis-based Sheehan Property Management, The Courier Journal previously reported. Developers said at the time that the property was meant to appeal to those working at nearby hospitals and medical facilities, as well as other downtown workers.

The Phoenix Hill neighborhood apartment complex opened in 2015 and offers 173 "luxury, urban-style" studio, one- and two-bedroom apartments across multiple buildings, according to its website.

An email to a Buckingham Companies representative was not immediately returned. Deed records show the firm bought the property in 2021 for nearly $20.9 million.

The cause of the fire remains unknown. Chief of Louisville Metro Arson Bureau, Major Kevin Fletcher, said the threat of a building collapse made it too risky to enter the building to determine the cause of the blaze.
