    Tabled Greenway Village designs get approval

    Two plans previously tabled by the Maryville Downtown Design Review Board received approval after developers presented redesigns on Monday, April 8. The planned buildings, which will be part of the Greenway Village development, will appear different from their original designs while having the same contents.

    The board also recommended developers add trees to the site and work to keep down the summer heat.

    Board members, who approved the new designs unanimously, had previously tabled the designs in March after raising objections to the appearance of both buildings. A proposed Italian restaurant lacked the covered porch and pillars required of new buildings, and the Tudor design of the developers’ planned pub didn’t match the surrounding neighborhood.

    A third building — a proposed combo ice cream and cookies shop — passed muster and was approved last month.

    The buildings are part of a development in progress dubbed the Greenway Village, which will sit near Gary Hensley Drive in downtown Maryville. The developer, James Tomiczek, told The Daily Times in March that he began the project because he couldn’t find anything like Knoxville’s Market Square in Maryville. The finished product, he said, will be smaller and more intimate, but should provide a gathering place for foot traffic within walking distance of Broadway.

    Tomiczek, who lives in downtown Maryville, has been working on the project for years. The current design includes nine buildings with businesses ranging from an outdoor outfitter to a golf simulator. Additional businesses could come in the future if the development is a hit.

    The plan is to offer visitors and residents a place to collect throughout the day. A section of the greenway already runs through the site, and a 98-key hotel that broke ground on West Broadway Avenue last month gives Tomiczek hope to attract even more foot traffic.

    After delays last month, the new designs for both buildings better fit the zoning requirements for the region, board members said. The proposed Maryville College-themed pub’s Tudor design was replaced with a brick façade made to mimic the surrounding buildings.

    “We made that change and then we also added a front porch over the entry with two columns and an upstairs balcony where you can walk out on top of that as well,” Tomiczek told the board Monday.

    The top floor of the pub, Tomiczek told board members Monday, would be divided into three condos for tenants, each with its own balcony. Large doors on the first floor could open to add outdoor seating and bring the outside into the establishment.

    The Italian restaurant, too, gained a porch with wrought metal pillars.

    “The intent is to plant vines that grow so essentially those columns become columns of vegetation,” Tomiczek said.

    Board members raised questions over whether the vegetation would age well as time goes on, but approved the plan unanimously.
