    A large New Berlin site sells for $11 million. The buyer is an apartment developer

    A large New Berlin parcel has been sold for $11 million to the affiliate of an apartment development firm.

    The 34-acre site, east of South Moorland Road and south of West Greenfield Avenue, was sold to MGP New Berlin LLC, according to a new deed posted online by the Wisconsin Department of Revenue. The seller was Highland Memorial Park Inc., which operates a nearby cemetery.

    MGP New Berlin is an affiliate of Wimmer Communities , according to a statement from The Barry Co., which brokered the sale.

    Wimmer plans to seek city approval to create a new development known as The Conservancy. The firm's statement said it had no comment on those plans pending an appearance before the New Berlin Review Board.

    "Selling the property faced many challenges over the years with wetland delineation issues, tree ordinances, access and right of way resolutions, zoning and comprehensive land use amendments, among many other issues that needed to be resolved while on the market," Barry Co. said in its statement.

    Mandel Group Inc. in 2023 proposed a mixed-use development on the site. Those plans, which didn't proceed, called for 218 apartments, a 150-unit senior living center and a small retail center.
