MONROE – Another massive warehouse with office space may be coming to the township.
Federal Business Centers, of Raritan Center in Edison, is seeking preliminary and final site plan approval with bulk variances to construct an approximately 176,085-square-foot warehouse with office space at 63 North Disbrow Hill Road and Butcher Road.
The site is located on the northeast side of the intersection of North Disbrow Hill and Butcher roads in the southernmost portion of town, according to documents on file with the township. Freshwater wetlands and the floodplain of Bentley Brook encumber the tract, the documents say.
The site is bordered to the north by single-family residential and commercial properties. To the south, across North Disbrow Hill Road, is vacant land and large-lot, single-family residences. The site is bordered to the east by Bentley Brook and vacant land. To the west, across Butcher Road, are apartments and townhouses.

The site is mostly vacant with some building remains near the frontage of the property along North Disbrow Hill Road, according to the survey. A cleared area that may be farmland is located near the center of the site, the documents say.
The property is located in the Highway Development District, where a warehouse is permitted. Much of the eastern section of the property is located in the Flood Hazard Conservation Zone, where the applicant confirmed no improvement is proposed, the documents say.
A public hearing is scheduled for the 6:30 p.m. July 25 Township Planning Board meeting.
Federal Business Center is requesting relief from bulk standards of the Highway Development District, for issues such as minimum lot depth, parking and signage.
