LINCOLN, NH – The Town of Lincoln is inviting proposals from developers to help transform a 322-acre parcel of land, known as "Camper’s World," into a vibrant residential community. The goal of the development is to create a variety of housing options, including affordable workforce housing, while preserving recreational and open space.

The property was acquired by the town through a vote at the 2024 Town Meeting, with a majority of 60% supporting the appropriation of $4 million for the purchase. The new development is a critical step toward addressing the town's housing challenges, which have intensified in recent years due to the conversion of many homes into short-term rentals and second homes, making it difficult for local families to find affordable housing.

The town’s vision for the "Camper’s World" development includes creating a community that offers a variety of housing types for full-time residents, such as affordable single-family homes, duplexes, condominiums, and apartments. The development will also incorporate open and recreational spaces, including snowmobile, hiking, and biking trails, to enhance the quality of life for residents.

In addition to creating affordable housing options, the town is seeking developers who will incorporate energy-efficient designs and collaborate with the town on possible recreational developments. The town plans to retain a portion of the land for potential public use or additional partnerships with non-profit housing developers.

Key Features of the "Camper’s World" Development:

    • A mix of affordable workforce housing, market-rate homes, and other residential options
    • Recreational and open spaces integrated into the community design
    • Restrictions on short-term rentals to ensure long-term housing availability for locals
    • Energy-efficient building designs to promote sustainability

Developers are required to submit proposals by Friday, September 27, 2024, at 3:00 PM. Proposals will be evaluated based on the creativity of the development vision, the mix of housing types, the inclusion of recreational spaces, and the financial viability of the project. The town aims to select developers who have experience in similar residential projects and a commitment to the community.

For more information or to request the necessary documents, developers can contact the Town of Lincoln at 148 Main Street, Lincoln, NH 03251.

This project represents a significant step toward addressing Lincoln’s growing need for affordable housing while promoting sustainable development and community engagement.
