    Look inside Westchester luxury homes currently for sale. See the photos

    Ever dreamed of having your own private beach or a pickle ball court? In Westchester, it's not what real estate dreams are made of — it's reality. Prospective buyers, or virtual voyeurs, have more options than ever when it comes to the opulent — and it's translating into sales.

    In Westchester County, homes sold over $2 million are considered luxury properties.

    Luxury home sales in Westchester climbed considerably in the second quarter of 2024 (Q2 2024), compared to last year, while median sale prices dropped slightly, according to a report from Houlihan Lawrence .

    About 191 luxury homes were sold in Q2 2024, an increase of 48% from 2023. Median sale prices fell by 3.3% to $2.62 million. About 73% of luxury homes sold in Q2 2024 fell into the price range between $2 million and $2.9 million.

    Scarsdale saw the most luxury homes sold (38) followed by Rye City (29) and Mamaroneck (27). The most expensive home sold in Westchester in quarter 2 was in Mamaroneck, which was sold for $8 million.

    According to Anthony Cutugno, senior vice president at Houlihan Lawrence, it's still a sellers' market and proper pricing remains critical.

    “Sellers remain firmly in the driver's seat, benefiting from favorable market conditions and the potential for significant returns on their investments,” Cutugno said in the Houlihan Lawrence report . “Overinflated prices risk rejection from savvy luxury buyers who prioritize value.”

    We looked at active luxury home listings in Westchester, which range from a waterfront home with its own private beach to an 18-acre property with a panoramic countryside vista, to a mansion with views of the Hudson River and its own pickle ball court.

    It is possible one or more of these listings could have been sold or taken off the market by the time of publication.

    30 Beachfront Lane, New Rochelle: Listed at $4.7 million

    With a private sandy beach and views of Long Island Sound, this five-bedroom, six-bathroom, 5,903-square-foot home was originally designed in 1982 by notable architect Myron Goldfinger and then expanded in 1999.

    Bringing a bit of Malibu-cool to the Lower Hudson Valley, this beachfront home has two wings with 5 bedrooms connected by living room with sunken conversation pit and fireplace, dining room, designer kitchen, office and family room.

    There is an indoor pool, curved gallery art walls (à la Mediterranean), soaring ceilings dotted with skylights and swaths of glass.

    123-127 Westwood Drive, Bedford Corners: Listed at $7.95 million

    Situated on an 18-acre parcel of land, this eight-bedroom, 14-bathroom, 9,952-square-foot home was built in 2007.

    Known as Happy Hill Farm, this property features a stone and shingle colonial house with panoramic views, pool house, gym, basketball court, movie screen and rock-climbing wall, as well as a log cabin with golf simulator.

    11 Carriage Trail, Tarrytown: Listed at $6.49 million

    With views of the Hudson River, this six-bedroom, nine-bathroom, 15,456-square-foot home was built in 1926. It is nestled at the top of Greystone-on-Hudson, a luxury gated community.

    Driving along a private road to the main home, the property features an in-ground pool, a pickle ball court and a carriage house with three bedrooms, two bathrooms and a five-car garage.

    161 & 169 Croton Lake Road, Katonah: Listed at $7.49 million

    Nestled on over 17 acres of land, this five-bedroom, five-bathroom Normandy Tudor home was built in 1931 with European materials.

    The property, known as Cobble Court, is accessible solely through guarded gates and stone pillars. With a turret entrance, it has a grand foyer with granite flooring, formal living room and dining room with coffered ceilings.

    It also includes a two-story guest or pool house with a two-car garage, a fishing pond, heated pool, tennis courts and hiking trails.
