    Major Housing Development Set to Transform Northern Edge of Notre Dame Campus

    South Bend, Ind. — Exciting plans are unfolding for a significant new development on the northern edge of Notre Dame's campus. The “Northern Edge” project aims to introduce 551 new housing units, a major addition to the area that will transform this prominent site.

    Strategically located at the northeast corner of State Road 933 and Douglas Road, the Northern Edge development is poised to become a landmark for visitors arriving from the Indiana Toll Road. Unlike typical student housing, these units will cater to market-rate residents, adding a diverse range of living options to the area.

    The development is slated to unfold in three phases. The initial phase will feature two apartment buildings, offering a total of 374 units. This will be followed by the second phase, which includes 100 rental townhomes. The final phase will introduce 77 additional apartments designed for active adults aged 55 and older.

    “This area, situated at the southern edge of Roseland and at the northern boundary of the Notre Dame campus, has long been underdeveloped,” said Bill Schalliol, St. Joseph County Economic Development Director. “With the surrounding area evolving rapidly, this project represents a crucial step forward in enhancing the local community.”

    The ambitious project represents a significant investment, with the total cost for all three phases projected to exceed $181 million. The completion of the entire development is anticipated by 2088.

    In a recent meeting, the St. Joseph County Redevelopment Commission was asked to designate the site as an Economic Development Area. This designation will enable officials to capture the taxes generated by the new development, which will be used to issue bonds and provide incentives for the Northern Edge project and other developments.

    “This initiative will also allocate 15% of the funds to county redevelopment efforts further north on 933, including the prior Holiday Inn property, with a focus on developments exceeding $5 million,” explained Attorney Philip Facenda.

    As South Bend prepares for this transformative project, the Northern Edge development promises to bring a new dynamic to the area, blending residential growth with strategic economic investment.
