    Homes in Chatham County sold for lower prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Chatham County saw houses sell for lower than the previous month's median sales price of $355,000.

    The median home sold for $350,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was down 1.4% from March.

    Compared to April 2023, the median home sales price was up 12.2% at $350,000 compared to $312,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $358,000 median selling price in Chatham County was up 0.8% in April from $355,000 the month prior. Since April 2023, the sales price of single-family homes was up 12.1% from a median of $319,250.

    Sixteen single family homes sold for $1 million or more during the month, compared to 12 recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes decreased by 19.8% in sales price during April to a median of $275,000 from $343,000 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 5% from $262,000. Six​ condominiums or townhomes sold for $1 million or more during the month, compared to three recorded transactions of at least $1 million in April 2023.

    In April, the number of recorded sales in Chatham County rose by 7.6% since April 2023 from 410 to 441. All residential home sales totaled to $201.7 million.

    In Georgia, homes sold at a median of $330,000 during April, up 1.5% from $325,043 in March. There were 12,441 recorded sales across the state during April, up 0.4% from 12,394 recorded sales in April 2023.

    The total value of recorded residential home sales in Georgia increased by 25.1% from $5 billion in March to $6.2 billion this April.

    Out of all residential home sales in Georgia, 6.06% of homes sold for at least $1 million in April, up from 4.52% in April 2023.

    Sales prices of single-family homes across Georgia increased by 1.8% from a median of $325,000 in March to $330,900 in April. Since April 2023, the sales price of single-family homes across the state was up 3.4% from $320,114.

    Across the state, the sales price of condominiums and townhomes dropped 0.7% from a median of $332,000 in March to $329,575 during April. The median sales price of condominiums and townhomes is up 2.6% from the median of $321,289 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
