    RED Development Announces 7 New Tenants Coming to PV, First Phase of Retail Nearly 100% Leased

    RED Development announced the first phase of retail is nearing 100% leased at PV, the redevelopment of the former Paradise Valley Mall, ahead of its grand opening this fall with the addition of seven new tenants, including first-to-market restaurants, upscale salons and a medical spa.

    Federal Pizza, the Upward Projects-crafted midcentury-meets-modern restaurant specializing in wood-fired pizzas, pasta and craft beer, will make its first-ever expansion with a new location at PV in 2025. The new spot will offer indoor-outdoor dining, old-school arcade games, an all-new takeout lounge and a bottle shop, along with a small market offering a selection of beer and treats, including its beloved Churn ice cream with pints-to-go. The second iteration of the Valley favorite will pay homage to the original location with an inspired interior design, including one-of-a-kind light fixtures, funky prints and retro touches.

    Also opening in 2025 is Hawaiian Bros Island Grill, rooted in Hawaii’s casual and friendly dining style while emphasizing a laid-back atmosphere. The new location will feature its signature coastal design and layout. The menu features island-inspired plate lunches with a choice of proteins, such as Huli Huli chicken, Honolulu chicken, or Luau pig, served with white rice and macaroni salad.

    PV is also introducing two first-to-market restaurants this fall. TEN Sushi + Cocktail Bar, a spot with unique sushi creations and takes on traditional Asian dishes, will feature a full-service sushi bar and cocktails. The California-founded concept has inspired settings rich with color and ambiance that have long made it a hotspot for stand-out sushi and more, including Prime New York Strip, shaken beef filet, Bangkok curry and pad thai. This is the fourth location for TEN Sushi with restaurants in Orange County, Houston and Dallas opening in July.

    The Melt, a California-based fast-casual eatery known for its menu of all-natural, American classics, is marking an out-of-state expansion at PV. Focused on grilled cheese, homemade mac and cheese and burgers, menu highlights include the Mac Daddy, a grilled cheese sandwich stuffed with mac and cheese, the famous handcrafted MeltBurgers made with a custom blend of 100% all-natural Angus and Wagyu beef and handspun milkshakes along with soup and salads.

    “The Melt is very excited to announce its first Arizona location in Paradise Valley at the new PV development. With its location right in the heart of Phoenix and Scottsdale in one of the most vibrant new areas, it is a natural choice,” said Ralph Bower, CEO at The Melt in a statement. “We are looking forward to bringing our unique twist on burgers and melted sandwiches to Paradise Valley by the end of 2024.”

    Also making its Arizona debut in the fall is Hammer & Nails, a luxury men’s grooming shop dedicated to offering premium barber services and luxurious treatments in an upscale setting. Services will include haircuts, beard grooming, razor shaves, face treatments, waxing, men’s manicures and pedicures. With both a la carte services and monthly memberships available, guests can enjoy sinking into oversized leather chairs while wearing noise-canceling headphones and watching sports with their favorite adult beverage.

    Additionally, PV will be home to European Wax Center, the country’s largest provider of waxing services. The new salon, opening in the fall, will offer a wide range of treatments centered around its proprietary waxing technique with services tailored to both men and women, including eyebrow shaping and tinting and full-body treatments.

    SkinSpirit, a medical spa, will open its third Arizona location this fall at PV. The new clinic will feature eight service rooms and offer an extensive menu of medical-grade treatments, including facials and custom-tailored aesthetic skin, face and body services. As a leading provider of neurotoxins and dermal fillers, SkinSpirit provides the luxuries of a spa experience with expert-backed services designed to provide natural-looking results along with a curated selection of skin and body products from leading medical-grade lines.

    “We started our company over 20 years ago and are beyond thrilled to continue our expansion in the Southwest,” said Lynn Heublein, CEO and co-founder at SkinSpirit. “The demand for aesthetic services in the Southwest is booming with an educated, knowledgeable market of skincare-savvy consumers hungry for the latest treatments and services. This new location will enable us to continue bringing SkinSpirit’s top specialists and award-winning, personalized skincare services to new clientele.”

    Spanning more than 100 acres and situated in the heart of one of the most prominent neighborhoods in Phoenix, PV is a monumental mixed-use development. The master plan for the project features a plethora of dining, entertainment, retail, living and working experiences, which are linked to a more than three-acre, centrally located community open space with heavily landscaped multi-modal pathways.

    The first phase includes the 400-residence, state-of-the-art, multi-family community, AVE Paradise Valley, a partnership between Korman Communities in Plymouth Meeting, Pa., and RXR in New York, which was formerly known as The Blake by StreetLights Residential. Fender will also debut in a fully dedicated office building along with Whole Foods Market, Blanco Cocina + Cantina, Flower Child, Trevor’s Liquor, Sephora, Aveda, Wren House Brewing Co. and Frost Gelato. Life Time will soon begin construction on its fully integrated concept consisting of an athletic country club and luxury-for-lease residences with an anticipated opening of 2026.
