    New gas station planned for vacant building at Mile Hill and Long Lake in South Kitsap

    PORT ORCHARD — A gas station that occupied the southwest corner of the intersection between Mile Hill Drive and Long Lake Road in South Kitsap for nearly four decades, but closed due to leaking fuel tanks leaks, may be revived by a Gig Harbor-based company.

    Hungsung LLC is planning to build a gas station or mini mart at the site, according to Kitsap County documents, after filing a proposal to remodel an existing structure, replace a fuel island and canopy, remove past contamination from the site and install new fuel tanks.

    The project is located at the southwest corner of the intersection between Mile Hill Drive and Long Lake Road in South Kitsap, or 5310 SE Mile Hill Drive. A land use application was approved by the Kitsap County Hearing Examiner, the county announced on June 13. The developer will still need to apply for future permits to be approved, for development, construction and occupancy.

    According to the county, a 1,650-square-foot convenience store was built on the parcel in 1962. That store closed in 2000 to address leaking fuel tanks. The contaminated soil, fuel tanks, two multiple fuel pump dispensers and fuel pump canopy were removed during the cleanup following the closure. A monitoring well was installed to ensure no further contamination occurred afterward.

    In 2016, the then property owner was approved to remodel the remaining convenience store by reactivating the walk-in cooler and installing a new roof, ADA compliant restrooms, counters, sinks, electrical, and revised entrance, the county said. The permit also identified an installation of a 2,000-gallon stormwater holding tank with sensors to prompt pumping of the tank, new fuel tanks, and a new fuel island expanded from the original two multiple fuel pump dispensers to four.

    The building permit expired, rendering the project subject to creating a new use on the location, the county said. The current proposal reduces the convenience store's square footage from the original 1,650 square feet to 1,441 square feet. The amount of impervious surface would remain the same, which is 22,319 square feet or 38% of the site, according to county documents.
