    This Modernist South Carolina Home Was Designed Around Specimen Oak Trees. It Can Be Yours for $11 Million.

    Kiawah Island is one of South Carolina’s most desirable residential resort enclaves. The barrier island, located just an hour south of Charleston, is dominated by miles of sandy beaches, pristine marshlands, and thickets of forest, along with a low-key but luxurious, amenity-laden lifestyle.

    The legendary enclave is a huge draw for beachgoers, boating enthusiasts, and other outdoor activity lovers, particularly golfers. Kiawah Island is one of the premier golf destinations along the entire east coast. It’s said that A-list celebrities, including George Clooney, Reese Witherspoon, Richard Gere, and Bruce Willis, own or once owned homes on the exclusive barrier island , where prime properties fetch prices upwards of $20 million.

    There are not typically many homes on Kiawah that are on the market at any one time, which makes this spectacular modernist-style home, listed for $11 million , a rare gem within the Ocean Park neighborhood, one of the newest and most sought-after enclaves within the seaside development.

    Unlike Kiawah’s more traditional, Southern-style architecture, with shingle-clad exteriors and wrap-around terraces, this home has a distinctly modern feel with both organic and geometric forms. The residence takes notes from midcentury-modern design tropes, with clean lines, an open floor plan, and seamless integration with nature.

    The main house was designed in a pod-like configuration spread across multiple levels so that the property’s numerous specimens of live oak trees remained untouched and to celebrate the natural landscape. The entire home is configured around these oaks, meaning there’s a view of the oak-lined courtyard from nearly every room in the house.

    The main house has three bedrooms, three bathrooms, and a powder room, as well as an open-plan great room. No area was an afterthought, from the Ipe-cad decking to a glass-enclosed entry foyer with book-matched Calacatta Manhattan marble floors to the wood beam stairs with a glass stair rail. As you go further inside, the contemporary kitchen, as does the living room, overlooks the marshland from massive food-to-ceiling windows, and contemporary features a waterfall quartz island, cozy breakfast nook, and bespoke tiling. The living room has a floor-to-ceiling stone fireplace in the living area, built-in shelving, and an adjacent dining table for entertaining.

    Upstairs, the primary bedroom is as impressive as it gets. It has its own fireplace, antique French wide-plank oak floors, and glass walls that make you feel like you’re living in a jewel box. The additional two bedrooms are located in a separate guest wing on the main level to ensure owners and guests have privacy. The main level also houses an office and a sitting room with a kitchenette. Upstairs features a sumptuous lounge, a concrete fireplace, and a sliding glass pocket wall that connects to a large screened porch. The porch allows for fabulous views of the marsh while the treetops dangle directly above.

    The home is crafted from board-form concrete planks, a copper roof, shingle accents to mimic the marsh’s color palette, and sustainably sourced wood floors. In fact, the home has a “Naturally Kiawah” designation by the Kiawah Island Natural Habitat Conservancy, an initiative that encourages owners to maintain and restore wildlife habitats in their residential landscapes. This also means the home’s landscape has strictly native grasses and plants, as well as areas for wildlife to rest or nest.

    Finally, there is a detached one-bedroom/one-bath guest house with a kitchenette that is currently being used as an art studio. It can easily be transformed into a gym or hobby studio.
