    As the summer winds down, the Mid-Atlantic housing market is signaling a shift towards equilibrium, according to the latest Bright MLS July 2024 Housing Report. The data reveals a nuanced transformation in the real estate landscape, marked by an increase in inventory and a gradual cooling in sales pace.

    A Market in Transition

    Bright MLS's July report highlights a notable 5.5% year-to-date increase in new listings, outpacing the numbers from 2023. This surge in new listings is outstripping the growth in new pending contracts, thereby pushing the inventory up. Active listings have soared by 24.7% from a year ago, with the months of supply metric reaching two months—the highest level since April 2020. Dr. Lisa Sturtevant, Chief Economist at Bright MLS, notes, “Improving inventory across the Mid-Atlantic means homebuyers today have more options than last year.”

    Price Pressures Persist

    Despite the uptick in inventory, affordability remains a significant hurdle. The median sold price in the region stands at $420,000, reflecting a seasonal drop from June's peak but still up by 5% compared to the previous year. While falling mortgage rates offer a glimmer of hope for buyers, prices continue to hover near record highs, keeping many prospective homeowners, especially first-time buyers, on the sidelines.

    Sales Dynamics and Future Outlook

    The pace of sales has moderated, yet remains swift. In July, half of the homes sold were on the market for nine days or less, slightly slower than last July’s eight days but significantly quicker compared to 18 days in July 2019. Bright MLS anticipates that the expected decline in mortgage rates this fall will likely spur more activity from both buyers and sellers. However, the persistent challenge of high home prices and mortgage rates above 6% will continue to test market affordability.

    As the Mid-Atlantic housing market inches towards balance, both buyers and sellers must navigate a landscape where inventory is improving but affordability remains a pressing issue. The combination of increased listings and steady prices paints a complex picture, encouraging a cautious yet hopeful outlook for the months ahead.
