    Baldwin County Realtors release county’s April 2024 housing report

    BALDWIN COUNTY, Ala. ( WKRG ) — Baldwin Realtors released the county’s April 2024 housing report.

    In the report, realtors looked at the real estate trends for the county’s residential and resort/island-based areas.

    The report began by addressing the similarities between the two areas. It noted the following:

    • An increase in average sales prices
    • A decrease in the number of closed sales

    It continued, addressing the differences in the two areas.

    According to the report, the traditional residential and resort/island-based areas of the county differed in the amount of increase in average sales prices, time on the market, amount of listings, and the amount closed sales decreased.

    WEATHER AWARE: Severe weather possible Thursday into Friday

    While traditional areas saw fewer days on the market with more listings, resort areas saw more days on the market and less inventory.

    Traditional residential area :

    • In the traditional residential area, average sales prices had a 2.2% increase from last year (April 2023). The average sales price in this area of the county was listed as $412,175 in the report.
    • Properties stayed on the market for less time compared to last year, according to the report: 54 days/ 3 days fewer than the last year.
    • 59 more listings were added to the area than were last year
    • Total closed dropped by two properties at 383 properties sold

    Resort/Island-based area:

    • The average sales price increased by 6.8% from April 2023, according to the report. The average sales price listed was $764,465.
    • Listings spent more time on the market than they did last year (84 days this year compared to 65 last year)
    • New inventory slowed by 37 properties year over year, according to the report. There were 364 new listings this year compared to 383 last year.
    • There was a decrease in total closed sales as there were 167 properties sold in April 2024 compared to 200 in April 2023.

    Overall, the report noted that “The Baldwin County real estate market produced consistent trends in April to what we’ve seen in months prior.”
