    Redevelopment proposed for CoolSprings Galleria

    WILLIAMSON COUNTY, Tenn. (WKRN) — In Williamson County, the CoolSprings Galleria is proposed to undergo redevelopment, turning it into a mixed-use hotspot. The new concept includes retail, residential units, restaurants, a hotel and greenspace.

    Current renderings outline the mall and the anchor stores; plus 76,645 square feet of new restaurant and retail space, 600 multifamily residential units and 120 hotel rooms.

    “CoolSprings Galleria is a highly sought after mall campus. Against the backdrop of the continued reinvention in the retail industry, we are planning for the property’s future. Part of the planning process is proactively seeking the flexibly needed to execute a future redevelopment. Our recent submittal to the city includes a PUD (planned unit development) amendment and rezoning that will provide the flexibility needed for a future project,”

    After studies of the current CoolSprings Galleria, the developers found six needs the site could fill:

    • Redevelop property by adding compatible uses to energize and support existing commercial uses
    • Modernize the campus while operating the campus at the highest level
    • Enhance property to minimize surplus parking
    • Repurpose existing infrastructure
    • Add active open space
    • Respect current agreements

    The plan is spread over 86.5 acres of land. Within that space, there are currently about 13 acres of green space and the plan proposes about 18 acres of greenspace.

    Renderings show the greenspace utilized in a variety of ways, including picnics and workout classes.

    The project will go through several readings and public hearings before going up for a final vote.

    • May 23: JCW meeting (5:30 p.m.)
    • June 27: FMPC (7 p.m.) – Public hearing
    • July 9: BOMA work session (and first reading TBD)
    • July 23: BOMA first reading
    • Aug. 13: BOMA second reading and public hearing
    • Aug. 27: BOMA third and final reading
