    8 Cheapest and Safest Cities To Live in Florida, According to Real Estate Agents

    Florida experienced a population boom in recent years as residents and retirees flocked there in the post-COVID era. But all that new demand sent prices up in much of the Sunshine State, which forced many residents and transplants to seek relief in cheaper cities.

    Unfortunately, diminished safety is often the tradeoff for lower living costs — but some Florida cities still offer the best of both worlds .

    Palm Coast

    For many, the dream of living in Florida is the dream of living on the water. That can get expensive — but it doesn’t have to.

    “Located along Florida’s northeast coast, Palm Coast is an ideal city for those looking to enjoy coastal living without the hefty price tag,” said Alexa Orivri, the founder of Riv Buys Properties .

    “The city boasts low crime rates, making it one of the safer options for families and retirees. Housing prices are reasonable, and you’ll find a mix of new developments and established neighborhoods.”

    According to Zillow, the city’s average home value is $357,612, and Neighborhood Scout Security Gauge reported that the violent crime rate is lower than the state as a whole and much lower than the national median.

    Cape Coral

    “Known for its extensive canal system, Cape Coral is not only a boater’s paradise but also a city where affordable housing meets safety,” said Orivri.

    “The cost of living is below the national average, and the city consistently ranks well for its low crime rates. It’s perfect for those who want to enjoy the Florida lifestyle with a bit more peace of mind.”

    According to Zillow, housing prices in Cape Coral fell by 4.7% over the last year to just over $382,000. And in 2023, Greater Fort Myers Real Estate reported on recent data that showed Cape Coral is one of the 20 safest cities in the country.

    Ocala

    For those who prefer living inland, Orivri says Ocala offers a slower pace of life with a strong sense of community.

    “Known for its equestrian culture, Ocala is one of the most affordable cities in Florida, with a cost of living well below the national average,” continued Orivri. “The city has invested in public safety, contributing to its reputation as a safe place to call home.”

    Zillow says the average home value there is just $273,783, and in terms of safety, U.S. News and World Report named it one of the 80 best places to live as well as one of the 30 best places to retire.

    Gainesville

    Home to the University of Florida, Gainesville combines the vibrancy of a college town with affordability and safety, according to Orivri.

    Zillow data shows the average home value is a little over $302,000 — well below the national average — and AreaVibes shows the violent crime rate is lower than the national average.

    “The city offers a wide range of housing options, from quaint bungalows to modern apartments,” said Orivri. “It’s also known for its low crime rates, making it an excellent choice for both students and families.”

    Port Orange

    AreaVibes gives Port Orange its highest A+ rating for its crime rate — which is 42% lower than the national average — and an A+ rating for the cost of living. According to Zillow, the average home there costs less than $362,000.

    “Port Orange, located near Daytona Beach, offers a small-town feel with the benefits of being close to larger cities,” said Orivri.

    “Housing is affordable, and the area is known for its excellent schools and low crime rates. It’s a great option for families looking for a quiet, safe place to live without breaking the bank.”

    Tallahassee

    AreaVibes says the violent crime rate in Tallahassee is lower than the national average and gives the city its highest A+ rating for affordability. Zillow’s recent data shows the average home value is less than $290,000.

    “The capital city of Florida is one of the most affordable cities to live in the state, with the overall cost of living below the national average,” said Rinal Patel, the founder of We Buy Philly Home .

    “Plus, compared to other cities, Tallahassee is more peaceful, quiet and safe.”

    Vero Beach

    AreaVibes gives Vero Beach an A- for crime and a B+ for living costs. Zillow data shows the typical home there costs less than $377,000.

    “For many, getting to live in a coastal city like Vero Beach is more than a dream, and the fact is that this is one of the safest and most affordable cities to live in Florida,” said Patel.

    “However, because this city is a popular tourist destination, one should be strategic and do their house hunting during the off-season, between mid-October and late May.”

    Sebring

    The city of Sebring gets an A+ cost-of-living rating from AreaVibes, which says the violent crime rate there is lower than the national average. Zillow reports the average home costs less than $247,000.

    “If you are looking for a cheap, safe and friendly city to live in, then Sebring is a charming place to consider,” said Patel.

    “What makes this city great is its central location and proximity to the state’s most popular attractions. This city boasts natural beauty, parks, nature reserves and many other attractions.”
