National coffee chain Starbucks is preparing to open another location in the Valley, this time in Goodyear at the northwest corner of Estrella Parkway and Yuma Road .

The company is one of two tenants, along with Mesquite Fresh Street Mex, to have officially signed on as tenants for a new 27,000-square-foot development from Scottsdale-based Diversified Partners LLC , according to Phoenix Business Journal . The new retailers will sit near the Goodyear Ballpark, and construction is expected to start in September, with stores scheduled to open by early 2026 . Once all is said and done, Diversified Partners will have invested between $22 million and $25 million.

While only two retailers have officially signed on as tenants, a handful of other businesses are interested in the upcoming development. Other businesses that have indicated interest in opening a new location at this development include Farmer Boys, Jersey Mike’s, Bruster’s Ice Cream, Swig Drinks, Nautical Bowls, and WaBa Grill. Also, The Rush Funplex, a 75,000-square-foot indoor family entertainment center, is set to open in the adjacent space, with the company acquiring the land next to these upcoming shops.

“We’re trying to do things that are new to the market that are not out there,” Robert Mayhew , a partner with Diversified Partners, tells the Business Journal. “We want to make this a very human, walkable scale and tie it into the multifamily around there as well as the ballpark.”
