    Lakeville to consider 167-unit townhome development

    The Lakeville Planning Commission will consider a development at its upcoming meeting Thursday that could bring 167 townhome units and nine single-family homes along the border of Burnsville, according to planning documents.

    The development would spread 167 units across 13 buildings, according to documents. This comes less than a month after the city approved two single-story medical offices to be developed by Davis Healthcare Real Estate to the southeast of this proposed housing, as previously reported by Finance & Commerce.

    The townhomes are being dubbed the Sundance Lakeville Second Addition and are recommended for approval by the city staff, according to the report. The site is located north of 162 nd Street, west of Buck Hill Road and east of Kendale Avenue, according to documents.

    The project is being developed by Timberland Partners, which city of Lakeville Associate Planner Frank Dempsey said first approached the city about the development in 2021. Timberland initially proposed only residential on the property, which was zoned for commercial. The city denied a requested change to the comprehensive amendment and that proposal stopped.

    “They came back later with a revised plan that showed commercial on the south half of the property and residential on the north,” Dempsey said.

    Now, Timberland Partners hopes to see the planning commission follow the recommendation of city staff at its meeting. Timberland Vice President of Real Estate Development Ryan Sailer said in an interview Monday that Timberland felt the Lakeville property had a lot of good qualities to it.

    “This is an infill site that’s been vacant for over 20 years,” he said. “Good proximity to transportation, it’s got the freeway right there. Then, good proximity to entertainment, shopping and jobs as well, especially with all their new industrial growth and everything else going on.”

    Planning documents show there will be 67 townhome units with one bedroom, another 92 units will be dedicated to two-bedroom units, while the remaining eight units will be for three bedrooms. The Sundance will also feature a 5,000-square-foot clubhouse and swimming pool for tenant use.

    Like many townhome developments, the Sundance’s target tenants are young professionals looking to eventually upgrade from an apartment and empty nesters looking to move out of a single-family home, Sailer said.

    Dempsey said the reason for the nine single family homes, which will also be rentals, are an intermediary area for housing around the development.

    “It was essentially a reduction in density as a buffer to the single-family homes in the west,” he said.

    This is the second “Sundance” development taken up by Timberland in Minnesota. Timberland completed a Sundance development in Woodbury, which Sailer said the construction for went smoothly and leased up ahead of what they projected. The group has also completed Sundance developments out of state.

    If the development makes it through the two required votes from the planning commission and the Lakeville City Council, Sailer said construction would start late this fall. He said RT Residential would be the general contractor.

    Last month, Lakeville City Council also approved the construction of a 49-unit apartment and 15 townhomes from Ron Clark Construction & Design.
