    Trellis starts construction on affordable apartments in north Minneapolis

    The Harrison neighborhood of north Minneapolis will soon be over 100 apartment units richer, as a nonprofit developer has started construction on the latest addition to its campus of affordable housing along Humboldt Avenue.

    Trellis Co., a developer of affordable housing in the Twin Cities, is constructing Olson Court, a 119-unit, five story building that will be located next to its Park Plaza and Olson Park properties.

    Construction on the property is expected to begin this week and last until August 2025.

    Out of the 119 units, 59 will be for people making 60% or less of the area median income, another 50 will be for people who make 30% AMI, while the final 10 units will be reserved for homeless households. According to a release from Trellis, the households in the 10 units will receive supportive services from Agate Housing and Services.

    Thirty-eight of the apartments will be three-bedroom units, to accommodate “local demand for family housing,” Trellis’ release said.

    Justin Eilers, the vice president of housing development for Trellis, said in an interview Monday that the group is excited for Olson Court. Before the start of the campus, there were a set of “dilapidated” townhomes on the property, Eilers said. Trellis completed Olson Park, then moved people into the brand new building and started to clear the area to make room for Olson Court.

    Eilers said the plans to create the campus go back “maybe even a decade” and that they knew there was a need in Minneapolis.

    “We loved the location of that neighborhood and the access to downtown, access to transit, access to jobs and education centers and recreation centers,” he said. “I think it’s a combination of we had this great neighborhood where new affordable housing is needed, and it really is part of the long-term plan for the area to add more density and add more housing.”

    Frerichs Construction and LHB are on the project as the contractor and architect, respectively, Eilers said.

    In terms of financing, the city of Minneapolis gave the project $3.78 million from the Affordable Housing Trust Funds and Hennepin County gave another $1.5 million a year ago. Eilers called it a “comprehensive process” to get their own lenders and the city to give some money.

    Olson Court will also have amenities like an exercise room, underground parking, an outdoor play area and a walking trail.

    Park Plaza, the neighbor of Olson Court, will be renovated during the same time, the news release from Trellis said. The five-building complex is also restricted to people making 60% AMI or less and is located at 525 Humbold Ave. N.
