    Founded in 1962, Terwilliger Plaza is a single-site nonprofit Continuing Care Retirement Community. The addition of Parkview at Terwilliger Plaza adds 127 independent living apartment homes, with the combined buildings home to 550 residents. It is the largest Passive House building on the West Coast and the largest senior living Passive House.


    The 10-story, 370,000-square-foot high-rise was a collaborative effort with LRS Architects, Walsh Construction and PAE. At the heart of Parkview’s design was the application of Passive House principles. This rigorous standard aims to maximize energy efficiency while ensuring unparalleled comfort for residents. The result is a building enveloped in silence, its walls and roofs boasting 50 to 100 percent more insulation than standard construction. High-performance fans silently regulate temperature and circulate fresh air.

    The building embraces a range of energy-saving technologies, from rooftop solar panels and symbiotic green roof design to triple-paned tilt and turn windows. Fixed exterior sunshades adjust to the sun’s position, ensuring optimal light and temperature control. LED lighting, high-efficiency appliances, a sunroom on each floor and green space and gardens complete the vision of a sustainable, vibrant community. With its reduced ecological footprint and projected 42 percent reduction in energy consumption, Parkview is a model of sustainability.


    A true marvel of Parkview is its skybridge connection to the existing Terwilliger Plaza campus. The first of its kind for a senior living community in Portland, the skybridge was a testament to careful planning and seamless execution. The bridge was assembled on-site by T-Plus Fabricators in the new building’s courtyard. NessCampbell Crane + Rigging hoisted the 100,000-pound structure, turning it 180 degrees to get it into place. The entire installation from start to finish lasted only about half an hour. Once the structure was set, a scaffolding crew installed a temporary deck system underneath the bridge. The decking, suspended by the bridge, allowed crews to work on the skybridge while traffic flowed underneath.

    Innovations on the project included drones and real-time video feeds for surveillance and safety inspections. The Walsh team also developed Advanced Communication Systems to establish reliable communication, including two-way radios, wearable devices and instant messaging applications.
