    Construction underway on $24M luxury townhome community in Elkhart Lake

    ELKHART LAKE — Van Horn Development is pursuing a $24 million housing project on property formerly owned by Sargento Foods in Elkhart Lake.

    Whitetail Ridge, a luxury townhome community off South Lincoln Street, could offer 70 units across 11 buildings. Each building could have between five and 10 units. It would have rental options for three-bedroom and two-and-a-half bathroom units or two-bedroom and two-and-a-half bathroom units.

    The townhomes are marked at “market rate,” with the three-bedroom apartments ranging from $2,300 to $2,700 and the two-bedroom apartments with concierge services listed at $2,700. Utilities are renters’ responsibility, but maintenance, trash, landscaping and snow and ice management are included.

    “The project is all rentals because that is what our investors prefer, and Sheboygan County has demonstrated a need for this product,” Van Horn Development co-owner Chris Merklein said.

    The townhome community is on about 10.3 acres of land, which Sargento CEO Louie Gentine said the company donated to the Sheboygan County Economic Development Corporation to invest in the community and support more housing.

    The first five units could be done and available for rent by November, according to a community brochure. Merklein said there are “occasionally uncontrollable forces,” like weather and supply shortages that could delay construction.

    Townhome units will become available in stages, with final projected occupancy by fall 2025.

    Van Horn Development is working with Duquaine Development, Excel Engineering and Distinctive Design Studio.

    Additional fees include interior upgrades, pets and more

    Additional fees could include a $50 monthly fee for an end unit with a bar counter; a $75 monthly fee for a first-floor den; $75 and $50 monthly pet fee for dogs and cats, respectively, with a $200 non-refundable pet deposit; and $85 for a monthly internet and cable package.
