    Former Lagoona Bay Developer Raising Eyebrows With New Proposal In North Carolina

    Any time a new project is proposed, it’s almost guaranteed that objections will follow. Now, a new proposal from the controversial former Lagoona Bay developer, Jake Palillo, is sparking concerns in North Carolina.

    The Original Lagoona Bay Project

    You might recall the Lagoona Bay project in Huntersville, which never took off due to zoning issues and community pushback. The plan was to transform hundreds of acres of farmland off Sam Furr Road into a luxury beach development with residential and retail spaces, a high-end hotel, and a swimming lagoon.

    However, the project faced significant opposition from residents worried about traffic and its impact on existing neighborhoods, leading Palillo to pull the plug.

    The New Proposal

    Palillo is back with a new proposal that’s raising eyebrows again. This time, according to WCNC, he’s looking to build a mini storage facility with commercial space in the same Sam Furr Road area. However, homeowners in nearby neighborhoods like Northbrook and Oak Farm are voicing concerns about noise, tree removal, and potential decreases in property values.

    One resident pointed out that they didn’t expect such developments when they bought their home. In response, Palillo has assured that his plans include a large buffer, ranging from 250 to 400 feet, between his commercial property and nearby homes.

    Adding to the controversy was the initial inclusion of hazardous material incineration in Palillo’s list of requested uses, which has since been removed, easing some concerns.

    This new proposal is clearly stirring up emotions and debates in the community, much like the Lagoona Bay project did.
